I am intending to carry out notifiable building works
- Great! In order to make a prompt and lawful start to your works the Party Wall etc. 1996 Act requires that you must serve notice upon any effected adjoining owners (neighbours).
- You can serve notice(s) upon Adjoining Owners yourself. Although, incorrectly served notices will invalidate any Award, in Court, in the event of a dispute and this could lead to exaggerated costs at a later date.
- Not serving notice upon adjoining owners can result in works being halted by a crown court injunction. Lifting injunctions are costly and inconvenient.
- Please feel free to contact us to ensure these are served correctly.
You must not begin any notifiable building works until either
- The works have been consented to.
- A Party Wall Award has been served.
- It is important to note, all reasonable fees in determining the Award are the responsibility of the Building Owner
